What Are Maintenance Realization Processes?

Maintenance managers are struggling with the execution of the maintenance strategy and failing to achieve the maintenance goals and objectives set by the company's management often due to the lack of a maintenance process so they should develop first a Manage Maintenance Process and then the interfacing Realization Processes and Support Processes to complete the development of The Maintenance Process of the company.

What Are Maintenance Realization Processes?

The European EN 17007:2017 standard describes realization processes as follows:

"Realization processes are the reason for being the overall process and produce the expected results. They include preventive and corrective maintenance which share a common process including preparation, scheduling, and performing tasks on items, and a third process for improving reliability and maintainability of items."

There are three maintenance realization processes:

1. Prevent undesirable events (PRV); 
2. Restore the items in required state (COR); and
3. Improve the items (IMP).

and the PRV and COR processes share a common sub-process called Act on the items to maintain.

At Aneo Software, we know it's not easy to develop The Maintenance Process of the company from scratch; however, after the development of the Manage Maintenance Process has been done, it will be much easier to develop these realization processes and support processes in order to complete the development of The Maintenance Process of the company.

Prevent undesirable events (prv)

According to European EN 17007:2017 standard the two elementary processes of The PRV Process are:

"Characterize undesirable events - PRV.1 - like failures or malfunctions due to latent or hidden faults than can have harmful and significant consequences on availability, dependability, personal safety, the environment, product or service quality, the value of the assets and costs."

"Use and update maintenance plans - PRV.2 - to determine the actions to be taken on the items to achieve the objectives set in the maintenance policy."

These two elementary processes or key activities and the seven Act on the items to maintain sub-processes form the PRV process.

Restore the items in required state PROCESS (cor)

According to European EN 17007:2017 standard the elementary process of The COR Process is:

"Diagnose the state of the items in question to detect any faults, locate them and identify the primary cause(s)."

This elementary process or key activity and the seven Act on the items to maintain sub-processes form The COR Process.

Act on items to maintain SUB-PROCESSES (act)

According to European EN 17007:2017 standard the seven elementary processes of The ACT Sub-process are:

Rank the events i.e. upcoming corrective and preventive maintenance activities are prioritized according to their importance and realization constraints;

Prepare for the tasks i.e. locate the maintenance information needed to safely complete the maintenance tasks;

Organize the tasks i.e. organize the timeline of the planned tasks based on the sequencing constraints and constraints related to required resources.

Schedule the tasks i.e. prepare the provisional schedule of the tasks;

Start the scheduled tasks i.e. start the tasks by assigning the corresponding actions to the necessary individuals who are competent and available on the planned date of the tasks;

Perform the maintenance tasks i.e. restore the item to the required state;

Finish the tasks i.e. finalize the task by restoring the maintenance area, returning the item to the user and compiling the feedback.

These sub-processes and the elementary processes of the PRV and COR processes form the two of the three realization processes.

Improve the items PROCESS (imp)

Improve the items to define, monitor or realize and validate improvements of the item when improvement is a better solution than preventive or corrective actions to manage failures or their consequences.

According to European EN 17007:2017 standard the ten elementary processes of The IMP Process are:

"Collect data needed to analyze item improvements so that it can be taken into account when specifications are drafted."

"Define reliability, maintainability, safety, and logistic support requirements to evaluate, modify, and allocate them for item improvements so that they can be integrated into specifications."

"Establish specifications for the required improvements of the item and define the expected criteria, acceptance limits and flexibility and establish the dreafting of specifications.

"Issue an invitation to tender to internal or external suppliers and send them the tender documents that include specifications created by the company's various stakeholders."

"Analyze and choose options and validate the solutions offered by the suppliers concerning item improvements.

"Carry out realization of the improvements and monitor the results to ensure that the reliability, maintainability, safety and logistic support requirements are met without cost overruns and within the specified timeframes."

"Verify conformity with the reliability, maintainability, safety and logistic support requirements and issue a notice of conformity to facilitate the acceptance procedure."

"Establish the initial maintenance plan related to the newly improved items according to the reliability, maintainability, safety and logistic support characteristics based on the supplier's recommendations and knowledge of the item's environment. Record the initial maintenance plan into the maintenance management information system"

"Determine the initial logistical resources such as spare parts, materials, and tools are determined by the initial maintenance plan and the company's existing material resources. Record the initial logistical resources into the maintenance management information system.

"Identify skills and training needs based on the initial maintenance plan and the skills in place at the company and those of its subcontractors."

These elementary processes of The IMP Process and the elementary processes of the PRV and COR processes and the ACT sub-processes form the realization processes.

What Is The Maintenance Process?

The Maintenance Process describes how to manage maintenance, prevent undesirable events, restore the items in required state, improve the items, and act on items to maintain them in a good working order. It also describes the support processes which are necessary for the realization and management processes.

The European EN 17007:2017 standard classifies the maintenance process into three main process families:

"A management process that establishes policy and strategy, defines the organization, assigns responsibilities, negotiates budgets, manages actions, analyses data and leads a continuous improvement process."

"Realization processes which are the reason of being the overall process and produce the expected results. They include preventive and corrective maintenance which share a common process including preparation, scheduling, and performing tasks on items, and a third process for improving reliability and maintainability of items."

"Support processes which are necessary for the realization and management processes."
